The sector is located next to the urban area of Vélez Málaga, right next to the A-7 dual carriageway on its northern side, with perfect visibility from the dual carriageway and close to its access point.

Once the urban planning process is completed and is registered in the Property Registry, and with the start of urbanization works scheduled, we begin the sales process.

Specifically, Salsa owns 3 plots resulting from the redistribution, with a total net land area of 52,487.73 m² and a buildable area of 60,885.88 m².

The urbanization works will begin in the 3rd quarter of 2024 and are estimated to last 20 months. Under current legislation, it’s feasible to carry out the urbanization works simultaneously with the construction works, so the designated activity could begin in just over 2 years.

Plots for Sale

Sociedad Azucarera Larios Inmobiliaria S.L. (Salsa Inmobiliaria) owns three plots within the sector, accumulating 70% of its ownership.

According to the applicable regulations of the PGOU of Vélez-Málaga, specifically the IND-2 ordinance, and considering the demand for space, plots 2 and 3 on the attached map can be subdivided and adjusted according to market needs.

From the possible division, the smallest operational plot starts at 1,302.74 m² of land, with a buildable area of 1,511.18 m².

Starting from the indicated minimum operational plot size, the division can be made with the required area, according to the proposed divisions in the following maps.

Plot 2

The attached map shows the areas (m²/s), buildable areas (m²/t), and dimensions of the plots according to the indicative division. According to the ordinance, the minimum frontage to the road is 20m.

General information about the plots

• The plots will be delivered completely urbanised
• The most relevant characteristics of the IND-2 application ordinance are as follows:

  • Minimum buildable plot.
  • The minimum buildable plot must meet the following conditions:
    • Minimum surface area: 750m2.
    • Minimum frontage to the main road: 20 metros.
  • Alignments and separations from public and private boundaries.
    • The building must have a minimum separation from the main road of 10 metres and 5 metres from secondary streets.
    • The minimum separation to private boundaries will be 5 metres, unless the plot is located in a dividing plot structure, in which case the building will also have to be dividing, maintaining the separation to the road or roads mentioned above.
  • Maximum plot occupation.
    • The maximum occupation of the net industrial plot will be 60%.
  • Maximum buildable height.
    • The maximum buildable height shall be 15 metres. Exceptionally, and for justified technical reasons derived from the particular characteristics of the industry to be developed, a maximum height of 20 metres may be allowed.

    Terms and conditions of sale

    • The plots will be delivered fully developed, so the development costs are included in the price.
    • The price of each plot is the result of applying the surface of the plot (m²/s) for 285€.
    • The method of payment will be adapted to the process of urbanisation works, as a guideline:
      • On signing of the contract of sale 30% of the price.
      • At 25% completion of urbanisation works, 15% of the price.
      • At 50% completion of the urbanisation works, 15% of the price
      • At 75% completion of urbanisation works, 15% of the price.
      • On execution of the Public Deed of Sale, once the urbanisation works have been completed, 25% of the price.
    • Sales and purchases are subject to VAT at the current applicable rate, currently 21%. Each payment made in accordance with the aforementioned payment method will be subject to the corresponding VAT.
